Terrazzo Restoration in Plant City

Plant City’s terrazzo is in the block houses built during its postwar growth, when the city went from 9,230 people in 1950 to 15,711 in 1960. Restoring one of those floors typically runs $5 to $9 per square foot for the grind, hone and polish, $2 to $3 per square foot for carpet and glue removal, $4 to $6 for tile, and $75 to $250 per patch. A strawberry town that grew in one decade

Plant City is one of only three incorporated cities in Hillsborough County, along with Tampa and Temple Terrace, and it is known as the winter strawberry capital and home of the Florida Strawberry Festival. Interstate 4 runs through the north of the city, about 23 miles from Tampa to the west and 12 miles from Lakeland to the east.

For the floor, the population numbers tell the story. Plant City grew by about 70 percent in the 1950s and then held almost flat, 15,451 in 1970 and 17,064 in 1980. That means a large share of its older block housing went up in a single decade, the same decade that terrazzo was standard in Florida houses. The University of Florida’s survey of postwar Florida housing quotes House and Home magazine in 1960 describing the typical Florida house as built on slabs with terrazzo or resilient tile floors and 99 percent concrete block.

What the county records show

Along West Reynolds Street, west of downtown, we pulled the single-family records for each house the property appraiser returned. For the ones built between 1951 and 1969:

Vinyl shows up more here, 5 of the 19, than in our county sample as a whole, which is worth knowing because old vinyl and its black adhesive need an asbestos test before anyone grinds them. Soil, water and slabs

Plant City sits in what the U.S. Department of Agriculture calls the Southern Flatwoods, a region known for sandy, infertile and poorly drained soils. At a listed elevation of 128 feet it is well above storm-surge levels, but a slab on poorly drained ground can still carry moisture, especially after a wet summer or a storm like Milton, which dropped 10 to 15 inches of rain across most of the county in October 2024.

Terrazzo itself does not mind moisture. Cement terrazzo breathes. What fails on a damp slab is a film: a wax, acrylic or urethane coating that traps vapor and goes white and cloudy underneath. That is one more reason we finish with a penetrating sealer and check slab moisture before sealing. What Plant City floors tend to need

  • Vinyl flooring and its adhesive to remove, with black adhesive tested first.
  • Carpet and tack strip in living rooms and bedrooms, with the usual rust dots and holes. See tack-strip holes.
  • Old coatings on floors that stayed bare, which need cutting off in the metal-bond passes. See dull, etched spots.

Do Plant City houses have terrazzo?

Some of the 1950s and 1960s block houses do. On West Reynolds Street, 5 of the 19 houses built from 1951 to 1969 in the subdivisions we pulled list terrazzo in county records, in Roach Subdivision, Seminole Lake Estates, Sunset Heights Revised and the unplatted lots between them. The others list carpet, vinyl, tile or wood.
