Terrazzo Restoration in Brandon

Brandon has terrazzo, but in a thinner band than Town ‘n’ Country or Carrollwood, because most of Brandon was built after Florida builders stopped pouring it. Where it exists, mostly in the older houses of the original town, restoration typically runs $5 to $9 per square foot for the grind, hone and polish, $2 to $3 per square foot for carpet and glue removal, $4 to $6 for tile, and $75 to $250 per patch.

Why Brandon is different

Brandon’s growth came late and fast. For most of its history it was a farm town east of Tampa, with the center at Moon Avenue and Victoria Street. In 1956 Hopewell Road was connected to Adamo Drive, which made the drive to Tampa easier and turned Brandon into a bedroom community. The first subdivision, Hill-Dale Heights, went in on Kingsway Avenue. By the early 1960s the population was around 8,000, and new families were arriving at roughly one a day.

The real boom came later. By the 1970s, about 40,000 people lived within six miles of the center. The census count for the Brandon area went from 12,749 in 1970 to 41,826 in 1980, and after Interstate 75 opened through the area in 1986 it reached nearly 58,000 by 1990. Most of that growth came after 1970, and in our pull of 1,103 county property records, no house built in 1973 or later listed terrazzo.

So the honest answer for Brandon is: check the year built first. A 1950s or early 1960s block house in the old part of town is worth a look under the carpet. A house from the 1980s boom is almost certainly not terrazzo.

Today the Brandon census area counts 114,626 people (2020), nearly nine times its 1970 figure, which is the clearest way to see how little of its housing dates from the terrazzo years.

What the county records show

We pulled single-family records on several Brandon streets. The results:

That is thin, and it fits the dates. The Hillside houses were built just after the terrazzo years ended. The mid-century houses that did not list terrazzo mostly list carpet, tile or vinyl, and a few of those may have terrazzo underneath. What Brandon floors tend to need

Terrazzo in Brandon’s older houses has usually been through several owners, so expect layers:

  • Tile over terrazzo, sometimes through the whole house. Tile removal typically runs $4 to $6 per square foot and leaves pits to fill. See pits after tile removal.
  • Vinyl tile and black adhesive in kitchens. Black mastic gets tested for asbestos before anyone grinds it; the EPA lists vinyl floor tiles and their adhesives among products that may contain asbestos. See black glue or mastic.
  • Gaps where walls were moved in later remodels.

Weather, briefly

Brandon sits inland at a listed elevation of 39 feet and typically gets a few nights below freezing each year, colder than coastal Tampa. Milton’s rain, 10 to 15 inches over most of the county, reached inland neighborhoods too. Frequently Asked Questions

Do houses in Brandon have terrazzo floors?

Some of the older ones do, but less of Brandon has it than you might expect. Most of Brandon was built after terrazzo dropped out of Florida houses around 1970. In the county records we pulled on North Moon Avenue in the original Brandon plat, two of six houses built from 1951 to 1962 listed terrazzo, both from 1962.

My Brandon house was built in 1978. Could it have terrazzo?

It is unlikely. In our pull of 1,103 Hillsborough property records, none of the 595 houses built in 1973 or later listed terrazzo. A Brandon house from the late 1970s or 1980s most likely has its tile, carpet or wood straight on the slab. If you see stone chips at a closet corner, though, send a photo; we would like to see it.
